Boligportal shares billions of data

Denmark’s largest rental housing platform BoligPortal is seeing strong demand for the property data it has collected over the past 20 years, which can be used to optimise clients’ portfolios and identify new investments.

Billions of data on the Danish rental housing market are giving BoligPortal’s clients new opportunities to predict vacancy rates, estimate potential investments and work out how much tenants will be willing to pay in a certain part of town, right down to street level. And this is just a fraction of what companies with an interest in the property market can analyse with BoligPortal’s data solution, which draws on 20 years of data to offer valuable insights into the Danish letting market.

“We’ve been working with data for many years, but we’re now seeing a clear surge in demand from an industry where data are playing an ever more important role,” says Anders Hyldborg, BoligPortal’s CEO. “Players in the property market are looking to use our data solution to validate business cases and tailor investments to actual demand. It’s being used both by small landlords and the big property developers, who are now seriously waking up to how valuable this analysis can be for their business.”

Hyldborg says that the company has been working intensively over the past three years on preparing for new products, and it became clear during this process that more could be made of the billions of data it has collected over the past two decades.

“With this mine of data, we can carry out very precise forward-looking analyses, and investors among others are always keen to hear about the future!”

The tool offers live access to data for in-depth research on a specific area of Denmark, with billions of data points analysed in less than a second.

Important for sustainability
Leading property companies NREP and Birch Ejendomme have signed agreements with BoligPortal on access to this mountain of data.

“Data are crucial for our work on making properties more sustainable, efficient and tailored to customers’ needs,” says Kell Møller, head of digitalisation at NREP. “With BoligPortal’s solution and data platform, we have access to a vast amount of information that we can combine with data of our own and from other external sources. This means we can make better decisions, which is good for the environment, customers, communities, and whole cities. We’re looking at a future where data are ever more important in reaching the right decisions and innovating at the same rate as before.”

Anders Hyldborg says that the data platform has immense potential for landlords. For example, they can compare tenants in a locality and use the data to optimise their advertising in a specific area. Thomas Bertelsen, a partner at Birch Ejendomme, agrees that the portal is a very useful tool for the real estate sector:

“There’s no shortage of data these days, but the big challenge is bringing all the necessary information together in one place so that you can gain an overview and make informed decisions. BoligPortal has come a long way in solving this problem in the rental market, and our partnership with BoligPortal brings us a new analytical tool which we can combine with own data points and analyses. It’s an efficient way to form a good and robust overview of not only historical developments but also the current situation and expectations for the future – in real time.”

Sparring partner for the industry
Recent years have seen BoligPortal increase its strategic focus on being a professional sparring partner for the real estate sector. More specifically, this means using its data on the rental housing market to develop solutions for landlords and other players in property development, pension and investment companies, and financial institutions in general.

“We’re busy expanding our business from being a portal for rental housing to being a strategic partner with 360-degree solutions for the real estate sector,” says Anders Hyldborg. “We’re continuously developing our services to offer even more, with the aim of being an even closer partner for the industry. We plan to digitalise and use data to optimise portfolios and lead our clients quickly and efficiently to new and strategically important investments.”

Hyldborg adds that BoligPortal will continue to work hard on developing new tools at a rapid rate, because, as he says: “It’s a constant race to deliver the greatest value to clients.”
